Another thread gave me an idea: How does the economy of the area effect prices. The following job gathered a price range of $160-$238 + taxes.

I'd be interested to know what the houses cost in your area relative to your price.

Starter 2 bedroom - 3-8 yrs old - no frills - small city lot - subdivision just on outer city (town) limits 1 floor only - 1200 sq ft.
 
I'll start it off

$207 framing
$350,000 house
 
We don't have a lot of starters, but...

housing:

low end: $200k
Medium: $350k -700k
High: in the village, lake view or waterfront - 800k - $4million

Framing for above example $230 + 8% tx
 
3 story colonial farmhouse, barn and cottage, 30 acres $38,500

24/30 framing $45





Oh wait that was what my parents paid in 1967! Today $450K and $258 respectively
 
Small 2br starter home: $80-90K
Average 3-8yr old home: $170-200k

Framing: $165 + tax
 
Home $450000-$550000

Frame $215

another question would be what is around you for competition? Do you have a Micheal's across the st or are you on the equivalent of Newbury st in Boston?

Framing: $172.86 plus tax

House: $125,000

My price is $160
Average price of a home in metro area is $289,000

My store is located a stones throw away from $500,000 and up homes. But, it is an uninspiring shopping center and actually sitting in a 30+ years neighborhood that is on the decline. I could not get $238 for that package. I consider 368nw a value moulding or a sale saver. But, as I said in the other thread my COG's on that package are $42, so I feel I have a fair price for me and my customer. I'd be curious what others COG's are on the same package.
 
Frame price $160
House price for downtown Marquette $80,000 and up.
Some of these houses are awesome and huge old victorian style homes.
Outside marquette 5-10 acres for a regular house $150,000 and on up.
this is fun!
 
But, as I said in the other thread my COG's on that package are $42, I'd be curious what others COG's are on the same package.

Kathy your retail and mine were within dollars of each other as well as our COG's buying length /mats/reg glass and misc. supplies.

I would guess a house like stated in a nice subdivision would be in th $200 - 225,000 range. In older parts of the city probably $100-125.00 but then they would not be our customers anyhow.
 
My COGS was $ 41.87...according to FrameReady, but it may be a little less because I have worked out some pricing with vendors on some materials and I haven't updated cost tables recently.

The home thing is tough and there can be so many variables. I'd say around here you'd pay anywhere from $ 80-120,000..now..plop that on a lake 50' lot and you'd pay around $ 350,000.

Like Mark Twain said.."Buy land...they stopped making it!".

$119,000 2 Bedroom starter on small lot (daughter just listed hers at that price. Any takers??)

McPhoto probably isn't kidding. There are several beautiful counties in Pennsylvania where the deer outnumber the people. But jobs are pretty scarce too!
 
It's hard to find ranch homes around here, but it's safe to say 125K-145K will get you a nice one with some dirt around it.

My price is just under $215.

And, nope, Mike is not kidding, there are some real deals in mid-Pa. It's beautiful countryside, too.

Housing costs are highly dependent on the neighborhood. Across the interstate from my location you can get 2b/1b starters for $50k (these usually need work and a security system is a must). On my side of the interstate, 2b/1b starters go for $120,000 and up. Just a few streets over (and across some railroad tracks), that size house sells for $250,000 and up. I'm really close to downtown Nashville so we have the "always been rich" neighborhoods, the "remodel-frenzy" historical neighborhoods and the next-great-thing neighborhoods.
 
My frame was $201.60.

I had to go to a real estate web site to find a house in our area that small. It was build in 1950 and looks like it. The notes on the house read “fixer upper” – which likely means you’d need to raze it. It is listing for $254,000. Local zoning requires at least 1 full acre.

Most of the other houses here are going for $375-390 K. but have a larger (~ 1900 sq. ft) footprint.
 
A 1200-square foot single-level home in my immediate area would probably go for anywhere from $700,000 on up, and could easily be more than a million dollars. Easily.

As for the framing job, I'll have to check that out tomorrow when I return to the store.
