Hi I am looking for information about renting wall space to local artists.
can any suggest some reading or personel experience . Contracts, rules, and requirements necessary . Have some space and got to put it to work, costs are going up . Thanks Kevin

Kevin,
I had a second location for two years and rented wall space to local artists. Mainly the store was an in-take location for our framing, but the space was perfect to showcase art. It was a 40ft long wall and I divided it into 5 ft equal sections and rented spaces for $100 a month/no commission. We had lots of walk in traffic and a lot of them were artists. We handed out countless copies of the contract, and kept the walls full. Some of the artists stayed the entire time I rented space and others would stay 3-4 months, which made a nice rotating gallery. Somewhere I probably have a copy of the contract I could e-mail you (if you will send me an e-mail to jog my memory when I get back to the shop). It does take quite a bit of time to manage even though the artists were responsible for hanging. I have the used Walker hanging system for sale if you're interested.

While I personally do not rent wall space, there are 2 shops in town that do. One is another frameshop, the other is an antique dealer with a gallery space. Both charge about the same, which is $30.00 per foot of wall space per month. The per foot charge is for a linear foot, and includes the 7-9 foot height depending on which wall is available. Most of the sections are a minimum of 2 linear feet (lots of miniatures artists prefer this width) and the rest of the walls are in 3-8 foot sections. I think one charges month to month, the other is 3 months minimum up front with month to month from the 3-month point on. I don't have any contract information, but you should include a line about framing being up to certain standards and you have the right to refuse any art for whatever reason you choose.
