Yeah, so who cares.
Less does.
I am trying to improve visibility. Same street, much more visible location.
Let you know how it goes.
Should be a good case study.

I am going to go out on a limb and translate, maybe Less is saying he is expecting a child......if so, good for you Less!
Didn't you just move your store last year? Did that not pan out? Wish I had a boatload of money so I could move my store will nilly, whenever the urge hit me.
Puhleeze, give us more details on both subjects.......

Location is the number one most important thing in your business. Less knows this.

On this subject, I looked at a new place today. Down the street in a better area. It is a free standing building, (an old house actually) right on the main road. I would love to make the move, but the building is in such bad shape it would take me about 20 years to make my money back.
I am going to make an offer to buy the building, but I don't think they want to sell. They want some sucker to come along, sign a lease , dump about 75K into fixing the building that they still own. If they would sell it too me for a reasonable price I would then make the investment in the building.
The location is better than where I am currently, but not ideal. I have my eye on the one I REALLY want. I think I am going to sit tight.
Waiting patiently....

I agree that if you are going to buy, wait for the most advantageous location and the one "you really want". However this one is here and now.
You could approach the owner and offer to lease the building for 3-5 years and lock in an option to purchase after the lease expires at an agreed upon price. This approach gives you a chance to recoup your investment in the property over the term of the lease and, if after being there a few years you find it is indeed as good as you thought it MIGHT be, you can purchase it and enjoy forever the investment you put in at the beginning of your lease.
If however the location turns out to have been a mistake, you can walk away and not be stuck with having to sell the sucker.
If this sounds viable, contact somebody you trust to structure the deal fairly as you have to consider all types of factors mere mortals without a finance degree and a law degree don't understand well enough to avoid the pitfalls. (I used to think "present value" was what somebody spent on a birthday gift!). ;)
